What is a Tiny Home?Tiny Homes come in many shapes and sizes up to 50m². Tiny Homes can either be moveable or fixed and are suitable for permanent or temporary residential use with self contained amenities and services that can be connected on or off-grid. The most popular design is a Tiny Home on Wheels (THOW) which is built directly onto a trailer, and designed to road legal parameters, which can be towed with a normal vehicle that meets the towing regulations. A moveable Tiny Home (not on wheels) can be constructed off site, transported on the back of a low loader truck and then positioned onto footings with a crane. Tiny Homes are normally placed into position on a property for long term use, rather than driven from place to place. This makes them a hybrid between a caravan and a standard home. A Tiny Home can also be constructed as a modular build through a registered builder which will require a building permit through your local council.

What size can my tiny home be?For Tiny homes on wheels (THow's) you must meet the Australian road standards, which restricts the size to 4.3m high, 2.4m wide and 12m long with a maximum weight of 4.5 tonnes. When it comes to all other tiny home options, there is no explicit rule to how small or big a tiny home can be. This will depend on the planning regulations with you local council.

Can I get finance for my tiny home?Currently banks will not provide a mortgage on a tiny home or a modular home, however there are other options available. We recommend Great Escape Finance, who are members of the Australian Tiny House Association - https://www.gefinance.com.au/

Where can I park my tiny home? This is the main question people have, and unfortunately there’s not a simple answer. Obviously, you’ll need a space on private property, but how long you can stay there depends on your location and setup. It’s different in different states and it depends on whether the tiny home has been built to seek a building permit. Where this is the case, it might be possible to get a planning permit for a secondary or moveable dwelling. With this in mind, checking the rules for your local area should be a priority before you begin your tiny home journey.

How do I power my tiny home?A tiny home can connect to the power grid as long as it is designed correctly and fitted with a switchboard. If you'd rather be off grid, then a solar panel system with battery back up is required.
